Living in Lombard: The Lilac Village of the Western Suburbs

Lombard is a vibrant, deeply historic community in the heart of the western suburbs, affectionately known as "The Lilac Village." Built around the intersection of the Illinois Prairie Path and a bustling Metra line, it offers an incredible balance of small-town charm, sprawling park districts, and major retail hubs. It is a town that celebrates its history while providing unbeatable accessibility to both Chicago and the broader Oak Brook corporate corridor.

I spend most of my time down here in Naperville, but Lombard has always held a special place on my radar. It’s the perfect pivot for buyers who want that classic, tree-lined suburban charm without the massive property tax bill you see in some of the neighboring towns. I was showing a gorgeous 1920s craftsman right near Lilacia Park just last May—right in the middle of Lilac Time. The whole town smelled amazing, and my clients were just blown away by how active the downtown was. We walked from the house, grabbed a coffee on St. Charles Road, and watched people cycling down the Prairie Path.  if you want a town where you can walk to the train, ride your bike for miles, and actually know your neighbors, Lombard is the hidden gem of DuPage County.

The Neighborhood Aesthetic

Lombard is characterized by its deep historical roots and a housing stock that spans over a century of design.

  • The Historic Core: The streets immediately surrounding downtown and Lilacia Park are filled with beautiful historic homes. You will find meticulously maintained Victorians, American Foursquares, and charming Sears Catalog bungalows with deep, inviting front porches.

  • Mid-Century Expansion: As you move south toward Roosevelt Road and 22nd Street, the architecture shifts to classic 1950s and 60s brick ranches and split-levels. These neighborhoods offer fantastic lot sizes and mature trees, making them a massive draw for first-time buyers and growing families.

  • The Lilac Legacy: The village takes its nickname seriously. Lilacia Park is an 8.5-acre horticultural showcase featuring over 700 lilacs and 25,000 tulips. The pride in landscaping spills over into the residential streets, giving the entire town a lush, garden-centric feel.

A Day in the Life

The Morning: Your day likely kicks off with a latte from Corner House right in the downtown strip. If you are commuting to the city, the Lombard Metra station (Union Pacific West Line) is right there, getting you into the Ogilvie Transportation Center in about 45 minutes.

The Afternoon: Leisure in Lombard is deeply tied to the outdoors. The Illinois Prairie Path runs right through the center of town, offering miles of crushed-limestone trails perfect for running or biking. If you prefer retail therapy, you are just minutes away from Yorktown Center, a massive shopping and dining district that anchors the southern end of the village.

The Evening: The dining and social scene here has a fantastic, unpretentious energy.

  • Babcock's Grove House: A local favorite located in a historic building downtown, known for incredible Midwestern comfort food and a great craft beer list.

  • Noon Whistle Brewing: A cornerstone of the western suburban craft beer scene. It’s the perfect spot to grab a hazy IPA and hang out with friends on a Friday night.

  • Shannon's Deli: A legendary local spot for massive, authentic deli sandwiches.

  • Greek Islands: Located just on the edge of town, it is a staple for high-end, traditional Greek dining.

The 2026 Real Estate Landscape

The Lombard market is incredibly fast-paced, largely because it hits the "sweet spot" for affordability and location in DuPage County.

  • Highly Competitive Pricing: As of April 2026, the median sale price is sitting comfortably around the $380,000 to $420,000 mark. However, the fully updated historic homes near the train station can easily push into the $600k+ range.

  • The Prairie Path Premium: Homes that back up to or sit within a short walk of the Illinois Prairie Path command top dollar and rarely stay on the market for more than a weekend.

  • Quick Turnarounds: It is heavily a seller's market here. We are seeing homes go under contract in an average of just 15 to 20 days, often with multiple offers if the property is move-in ready.

Educational Excellence

Lombard provides a strong, community-focused educational foundation.

  • Lombard District 44 (K-8): The elementary and middle schools here are neighborhood-centric, meaning kids often walk to school together. The district is known for solid academics and strong parent involvement.

  • Glenbard East High School (District 87): Most of Lombard feeds into Glenbard East. It is a massive, diverse, and well-resourced high school with an excellent fine arts program, a huge variety of AP classes, and highly competitive athletics.

Lombard Quick Q&A

What is "Lilac Time"? It is a massive, two-week festival held every May to celebrate the blooming of Lilacia Park. It includes a parade, a craft fair, concerts, and wine tastings. It is the defining cultural event of the year for the village.

How is the driving commute? Unbeatable. Lombard is essentially boxed in by major highways. You have I-355 to the west, I-88 to the south, and Route 83 to the east. Getting anywhere in the Chicago area from Lombard is incredibly efficient.

Is downtown walkable? Yes, the St. Charles Road and Park Avenue corridors are very pedestrian-friendly. You can easily walk off the train, grab dinner, go to the library, and walk home.
