Moving to the Chicago suburbs is a big transition, and if you’re doing it from across the country—or even just across the city—the options can feel endless. How do you find the right "vibe" without spending every weekend in your car?

In the video, I explain that choosing a suburb "sight unseen" isn't about looking at houses—it's about auditing your life. Here are the three questions you need to answer to find your match:

1. How do you actually spend your weekends? Think about what you do for fun right now. Do you spend Saturday mornings at a local coffee shop and a farmer's market? You might want a town with a historic, bustling downtown like Geneva or Downers Grove. Are you more likely to be hitting a bike trail or taking the dog to a forest preserve? A community with massive green space like St. Charles or Lisle might be a better fit.

2. Do you want walkability or space? This is the great suburban trade-off. In the Chicago area, you can have a smaller yard but be two blocks from the Metra and restaurants (think Brookfield or La Grange), or you can have a half-acre lot with a private backyard but a 10-minute drive to the nearest Starbucks (think Oswego or South Elgin). You have to decide which one adds more value to your daily happiness.

3. What do you want MORE of than you have in your current location? People move for a reason. Is your current city apartment too loud? Look for suburbs known for their quiet, residential "neighborhood" feel. Is your current commute killing your free time? Prioritize towns on the Express Metra lines. If you don't identify what's missing in your current life, you might accidentally move into a suburb that has the same problems.


Bonus: Two More Things to Think About

  • The "Town-Adjacent" Value Play: If your dream suburb is just out of price reach, look at the town immediately bordering it. Often, you can share the same amenities and train lines while saving significantly on the home price.

  • School District Boundaries vs. Town Borders: In Illinois, your address might say one town, but your kids might go to a school district in the neighboring town. Always verify the specific school boundaries, as this can impact both your lifestyle and your future resale value.
