5. Pool
A pool is a joy to own, and it earns its spot lower on the list because it rarely returns what you put into it here in the Chicago area. Our swim season is short, the upkeep and insurance add up, and some buyers with young children view it as a maintenance and safety concern rather than a perk, which can narrow the field of people interested in your home. Put one in because you love it, and keep your expectations modest about resale.
6. New Roof
A new roof is essential when yours is failing, and it belongs at the bottom of an ROI ranking because it maintains value rather than adding it. Buyers expect a sound roof as a baseline, so a fresh one removes an objection and helps a deal go smoothly instead of commanding a premium. Replace it when you need to, and think of it as protecting your home's value rather than growing it.
